Addressing Global Housing Scarcity and Commercial Demands

How modern manufactured shipping container structures are revolutionizing structural sustainability and building deployment velocity worldwide.

Scalable Commercial Infrastructure

Traditional brick-and-mortar builds fall short in high-speed commerce settings. Our modular solutions serve complex mining sector offices, scalable dynamic coffee shops, and retail hubs with pre-engineered MEP (Mechanical, Electrical, and Plumbing) integration to minimize onsite labor by up to 80%.

Emergency and Seismic Resilience

Engineered with low-alloy high-strength structural steels (such as Q355B), our frames offer seismic resistance rating up to Grade 8. The robust structural configuration protects against extreme natural disasters, securing permanent living spaces in prone geozones.

Environmental & Thermal Efficiency

Employing high-density polyurethane (PU) foam and premium sandwich panels, we reduce heat transfer coefficients to comply with international R-values. This reduces energy consumption for heating and air conditioning, meeting strict green building codes like LEED.

Navigating International Building Codes (IBC) & Local Permits

A key failure in importing prefab modules is the failure to meet municipal zoning and engineering standards. House Modular addresses this by fabricating systems to exceed local requirements, including the International Residential Code (IRC), European CE markings, and Australian NCC/BCA requirements.

Our localized technical consulting services guide project managers through:

  • Wind-Load and Structural Calculations: Wind load resistance engineering up to 120 mph (Category 3 Hurricane zones).
  • Plumbing and Electrical Standardization: UL, CE, SAA, and WaterMark certified components matching region-specific grid specifications.
  • Foundation Guideline Packages: Provision of localized engineering schematics for concrete slab, strip, or helical pier foundation variants.

System Engineering & Customization Blueprints

Our engineering blueprints prioritize durability, acoustic insulation, and spatial flexibility, making them suitable for various industrial, residential, and commercial applications.

Dual-Side Expandable Tech

Our premium 20ft and 40ft expandable layouts feature high-strength dynamic hinge systems. When folded, the unit occupies standard ISO shipping profiles for cheap transit. Upon arrival, it expands to triple its volumetric space within a couple of hours.

Marine-Grade C4 Coating

To prevent corrosion in seaside applications or heavy humidity, steel frameworks are sandblasted to SA2.5 standard and coated with specialized epoxy resin primers. This prevents rust, expanding the structural lifespan to over 30 years.

Glazed & Acoustic Panels

Designed for premium cabins and architectural showrooms, our double-glazed, low-E tempered glass systems isolate outdoor ambient noise by up to 35dB while optimizing thermal retention parameters.

Technical & Procurement FAQ

Key architectural, compliance, and ordering questions answered by our engineering and logistics department.

How do you guarantee wind and seismic safety standards for multistory container offices?
Every multistory structural design undergoes rigorous Finite Element Analysis (FEA). We use thickened steel columns and integrated windproof tie-downs, permitting structures to safely withstand wind forces of up to 120 mph and seismic activities up to Grade 8. Corner castings are manufactured to ISO 1161 standards, ensuring robust vertical connection.
What insulating materials are used to ensure comfortable living in freezing climates?
We offer sandwich panel assemblies featuring high-density Polyurethane (PU), Rockwool, or EPS cores ranging from 50mm to 150mm. For extremely cold regions like Canada and Scandinavia, we implement a hybrid layer of interior stud walls insulated with spray foam, achieving R-values exceeding R-30.
Can you manufacture to specific domestic electrical and plumbing compliance standards?
Yes. Our factories design MEP channels to match your specific country codes. This includes UL-listed wires and outlets for the USA, CE/VDE electrical arrays for the EU, WaterMark and SAA approvals for Australia and New Zealand, and appropriate drainage slopes/sizes.
How do you handle shipping logistics, and what prep work is required on-site?
Flat-pack models are shipped in bundles of 4 units, matching standard 20ft container shipping sizes. Semi-assembled units are loaded directly into 40ft High Cube containers. The buyer is responsible for prepping the site foundation (e.g., concrete piers, gravel bed, or concrete slab) and arranging a crane for unloading and final installation. We provide full setup videos and engineering plans to guide local crews.
